About Us

Student Housing Japan is a premium real estate startup launching in earnest in 2026. A tight-knit founding team based in Tokyo handles the technology, operations, and global branding in-house. We are building a housing platform that international students, digital nomads, and foreign residents can genuinely trust.

Working alongside our partner licensed real estate agencies, we develop our own proprietary operational systems in-house and grow the business on solid foundations.

We are now hiring the first in-house Full-Time Takken-shi (宅地建物取引士) for our Shinjuku head office. This is not a paperwork-processing role: you will be the legal anchor of the company and a core member of our early team.

What You Will Do

As our dedicated Takken-shi, you will own legal compliance and client-facing real estate expertise. We bring you the clients and build the tools, so you can focus on professional judgment and specialist work.

• Legal Compliance: Conduct Important Matters Explanations (重要事項説明) primarily in Japanese. You may support foreign clients in English where needed, but English is not required.
• Client Experience: Lead property viewings (内見) and provide reassurance and clear support to foreign tenants who are unfamiliar with the Japanese housing market.
• Building Our Operations: Work directly with the founders to establish legal workflows, review direct-with-owner contracts, and negotiate with guarantor companies.
• Full-Time Registration: Be officially registered as our dedicated Takken-shi under the Building Lots and Buildings Transaction Business Act (registration costs are covered by the company).

Required

• Hold a valid Takken-shi (宅地建物取引士) qualification and be eligible to register as our dedicated Takken-shi.
• Japanese: Native or business level (able to read contracts and negotiate with owners).

Nice to Have (Not Required)

• English: Daily conversational level or above (useful for supporting foreign clients, but you can build this after joining).
• A hospitality mindset and a genuine desire to support foreign clients.
• IT literacy and comfort with tools such as Google Sheets, Docs, and Meet.

Salary & Bonus

• Annual Salary: ¥3.8M–¥5.5M (based on experience and skills).
  • Fixed overtime allowance: equivalent to 20 hours/month (approx. ¥43,000–¥62,000). Overtime beyond 20 hours is paid separately.
  • Base salary excluding fixed overtime: ¥274,000–¥396,000/month.
• Annual Bonus: Performance bonus twice a year linked to results and referral track record; guideline of one month's salary or more.
• Takken-shi Allowance: ¥20,000–¥30,000/month.
• Self-Sourced Client Incentive: For clients you personally source and refer who go on to sign, you receive an additional 10% of the fee (brokerage commission, etc.) we receive from that deal — no cap.
  • Example: if we receive ¥150,000 → your incentive is ¥15,000.
  • Deals closed through the company's own marketing / lead provision are not eligible.

Model Annual Income Examples

• Potential-hire start: approx. ¥4.58M+ (annual salary ¥3.8M + performance bonus approx. ¥540K + Takken-shi allowance ¥240K).
• Experienced start: approx. ¥6.46M+ (annual salary ¥5.5M + performance bonus approx. ¥720K + Takken-shi allowance ¥240K).

On top of the above, the self-sourced client incentive (10% of the fee we receive on self-sourced deals) is added according to your results. Transportation (commuter pass and viewing travel) is reimbursed separately at actual cost and is not included in these figures.

Work Style & Leave

• Paid Leave: 10 days after 6 months of employment, then 15 days granted each year.
• Wellness Leave: 12 days of paid special leave per year for physical and mental well-being; can be taken without stating a reason, including for menstrual / PMS discomfort.
• Overtime: 20 hours/month is covered by the fixed overtime allowance; any overtime beyond 20 hours is paid in full separately (we do not build our work style around excessive long hours).
• Hybrid Work: Office attendance is required only during core time (10:30–16:30); hours before and after can be remote.
• Holiday Swaps: Available when you work on weekends or public holidays.

Other

• Commuting Allowance: The company covers your monthly commuter pass from home to the office, plus additional compensation based on the number of viewings you handle each month.
• Self-Development Budget: An annual budget for language courses, learning materials, gym membership, and the like.
• Full Social Insurance: Health insurance, employee pension, employment insurance, and workers' accident insurance.
• Takken Registration Costs: Fully covered by the company.

Job Overview (Key Details)

• Employment Type: Full-time employee.
• Probation: 3 months (no change to working conditions).
• Working Hours: 8 actual working hours / core time 10:30–16:30.
• Holidays & Leave: Two full days off per week / 15 days paid leave / 12 wellness days / holiday swaps.
• Smoking Policy: No smoking indoors.
• Insurance: Full social insurance (health, employee pension, employment, workers' accident).
